The Area

The developer of IQ condos is by the Remington Group, whom have been involved in developing multiple areas around the GTA already. They understand the importance of the residents is what builds the neighbourhood, and that’s why they are keen on putting in the amenities that are important to them at IQ condominiums. This is the first phase of IQ condos and it will consist of two towers with 12 floors and will be connected together with a 5-storey podium in between. Every unit will have a balcony, 9 foot or 10 foot ceilings combined with floor to ceiling windows.

Each suite will have 9 foot ceilings and penthouses will boast 10 foot ceilings. All units will have a balcony and engineered hardwood floors throughout. Granite counter tops and under mount sinks are standard, ceramic back splash with lighting under the upper cabinets are all part of what IQ condos calls living smart. Each unit comes with 1 parking spot and a locker built into the purchase price. Suite styles are range from Studios to 2 bedrooms + dens and 465 square feet to 901 square feet. Prices are very affordable as they’re in the $400/square foot range. Suites start from $198,900 – $381,900. The Area

They have just revamped their pricelist that includes a cash back (amount depending on suite), a better deposit structure of $3,000 on signing, balance of 5% in 30 days, 5% in 120 days, 5% in 365 days (unheard of), and obviously 5% on occupancy. Prices start at $227,900 with $5,000 cash back for the 363 square foot Studio and goes to over $700,000 for 3 bedrooms which are well over 1,000 square feet. Tableau Condos by Urban Capital

Tableau Condominiums will be located at Richmond and Peter St. South of Queen St. and north of King, Tableau will be in the heart of Toronto’s Entertainment District. The area features countless restaurants, bars, clubs, shops, boutiques and steps from Nathan Phillips square.

The design of Tableau is to maintain the context of the original warehouse there at 117 Peter st. and still have the 20th century architecture that will be home to 415 residential suites. This 36 story building designed by Claude Cormier (Montreal-based), developed by Urban Capital, will have 25,000 sq ft mixed with office space on levels 2 and 3, and have retail outlets on the ground level to complete the project. As per the name, the design has the residential suites tower seem like it is sitting on a “table” above the office/retail space.

The Builder – Urban Capital

Tableau condominiums wouldn’t be the first development in Toronto for Urban Capital. They have fantastic track record in all their other projects such as Boutique, Riverwalk, Nicholas, just to name a few. The residential building will be host to 18′ ceiling in the lobby with Marble on one wall to the floor-to-ceiling windows on the other side. With Terrazzo floors, this design by Cecconi Simone (same designer as DNA3, Chaz on Charles) will overlook the public plaza below.

Building amenities will include 2 floors of a Party room with a show kitchen, lounges, a reading room, movie room, games area, fitness centre with yoga studio and a steam room. Rooftop patio includes private outdoor cabanas available which includes a kitchen area with a gas BBQ, sink, fridge, dining area, sofas and lounge chairs.

The suites will have approximately 9 ft ceilings and floor-to-ceiling windows with wraparound balconies. There is also a unique layout with multiple rolling doors which will enable you have either fully open space or individually closed off rooms.

Energy efficient appliances is standard, dual flush toilets, and water efficient faucets and shower heads. Energy efficient windows and lighting, high-efficiency boilers, heat recovery ventilators will all be used throughout the building.

Occupancy date is September 2014.

Prices start at $251,900 for a 450 sq ft 1 bedroom suite.

The price per square foot is around $560 throughout the building for suites that ranges from 405 sq ft Junior 1 bedroom to 855 sq ft 2 bedroom + study.

Compared to other projects in the area, such as the Studio (approx. $580-600/sq ft), Bisha ($700/sq ft), and the Mercer ($630/sq ft), Tableau condominiums in Toronto is one that investors can look forward to a building which has much room to appreciate their return with prices at $560/sq ft. Tableau also has quite an attractive deposit structure that is more attractive to investors. 15% down payment + 5% in 2013 is a fantastic opportunity for any investor to leverage their investment over the course of the development in this project. One Park West @ Regent Park by Daniels

The neighbourhood – Regent Park

I was invited to the VIP brokers event for this new Daniels project in Regent Park (Yes, where you’re thinking) by Dundas and Parliament. We all know about the area and the connotations it brings, and so does the City of Toronto, the Toronto District School board, and a lot of developers to integrate this 69 acres back into be a part of downtown Toronto. In between Cabbage town to the North and the distillery district to the south, the city will start from the basics, the roads and sidewalks. They are going to bring this “no mans land” into developing it with it’s own character and uniqueness by reconnecting it to the city.

The city will also bring an Aquatic center with a recreational swimming pool, lap pool, and water slides complimentary to a 6 acre green space put into the middle of this redevelopment area. This green space will have enough space for farmers markets, a greenhouse, playgrounds, an off-leash dog park, picnic areas and a splash pad.

Nelson Mandela high school (On Shuter and Sackville Street) is currently under renovations already that will soon be attached to a brand new community centre with a community kitchen, gymnasium, running track, weight room, etc. The Toronto district school board is preparing for the flood of new students in the area.

There will also be a 60,000 square foot new Arts and Cultural centre that will bring the diverse heritage of the neighbourhood to life to make a community FEEL like a community.

In this 6 phase renewal, is in its latter half of the 1st phase. One Cole was developed by the same builder, Daniels to start the revitalization of Regent Park in which it was awarded the “Best Green Design” of the year and with the steps the City of Toronto and Toronto Community Housing is taking to reconnect and re-energizing Regent park by adding new commercial units, it’s been awarded the Best Community of the Year. The dream of developing a self sustaining community is on its way to becoming a reality.

One Park West Boutique Condominium by Daniels

Kitchen features contemporary cabinetry, granite countertop, porcelain tile backsplash, and stainless steel appliances. Bathroom features low water consumption toilets and a marble countertop with porcelain tile floor. Laundry comes with stackable front loading washer/dryer on ceramic tile floor.


Following One Cole (Phase 1) in the whole revitalization of Regent park, the prices are similar in their price range. One Cole was selling for approximately $420/sq ft. One Park West Condominiums are selling for approximately $430/sq. ft. starting at $165,900 and the Townhomes are selling for approximately $380/sq. ft.starting at $269,900.

I was recently invited to midtown’s Berwick condominium VIP event.
